Property type: Affordable Rental Housing
The Simon Smikes House in Whately offers two one-bedroom units for income-eligible residents who are elderly (60 years of age or older) or disabled. The units include full kitchens and baths and laundry hooks ups.
Basic eligibility is determined by income and age or disability status for persons 60 years of age or older whose income is less than or equal to 80% of the median income for the area. Applicants are processed in accordance for eligibility for each specific unit. Income limit information can be found below (see chart) and on huduser.gov.
Applicants must also be residents of Whately at the time they apply.
The Smikes House is much smaller than other properties managed by HRA. Vacancies are infrequent and unpredictable.
Further Screening Processes
Once it is determined that a household meets the basic income, status, and/or rent affordability requirements, applicants are further screened in accordance with HRA policy and federal and state fair housing laws. As part of the application process, applicants must authorize HRA to conduct thorough background checks including criminal history and sex offender record information checks, rental history, credit history, and personal references.
Preferences and Priority
The waiting lists for properties managed by HRA without state assistance are administered on a first-come, first-served basis. No priorities or preferences are available.
