Detailed Property Information

42 Cleveland Street in Greenfield is a 3-bedroom single-family home undergoing a full renovation to be ready for sale to a First-Time Homebuyer in Fall 2024.

Originally built in 1913, the home is located on a 0.2-acre lot in a walkable neighborhood next to Greenfield High School, Shattuck Park, Davis Street Tennis Courts, and the Collins-Moylan Skating Arena in Greenfield. The home has approximately 1,400 square feet of finished living area. Three bedrooms and a full bathroom are on the second floor. Vacant for a number of years, this home is in need of a complete overhaul. Once construction is complete, features and amenities will include:

  • New electrical service and all new wiring and lighting. New smoke and CO detectors.

This is a deed-restricted property, which means the home will be sold at a reduced price to an eligible homebuyer (see below for eligibility requirements) through a lottery process. Any resale of the property within 15 years from the initial sale will also be at a reduced price to an eligible homebuyer, based on the area median income at the time of the sale.

Maximum Income Limits (80% Area Median Income): To be eligible, combined annual gross income for all adult household members must be lower than the following income limits, based on household size:

First-Time Homebuyer: Applicants must qualify as first-time homebuyers. First-time homebuyers are defined as a household that has not owned a home within three years preceding the application, with the following exceptions:

  • Displaced homemakers, where the displaced homemaker (an adult who has not worked full-time, full-year in the labor force for a number of years but has, during such years, worked primarily without remuneration to care for the home and family), while a homemaker, owned a home with his or her partner or resided in a home owned by the partner;
  • Single parents, where the individual owned a home with his or her partner or resided in a home owned by the partner and is a single parent (is unmarried or legally separated from a spouse and either has one or more children of whom the individual has custody or joint custody, or is pregnant);
  • Households where at least one household member is 55 or over;
  • Households that owned a principal residence not permanently affixed to a permanent foundation in accordance with applicable regulations; and
  • Households that owned a property that was not in compliance with State, local, or model building codes and that cannot be brought into compliance for less than the cost of constructing a permanent structure.

Mortgage Pre-Approval: A mortgage pre-approval letter is required at the time of application. The pre-approval letter must be based on the applicant’s credit score and current financial situation and be from a lender experienced with first-time home buyers and deed-restricted properties.

First-Time Homebuyer Education: Households must receive homeownership education/counseling before closing on the purchase of the home. A certificate of completion from a HUD-approved homebuyer education course will be required. Go here to sign up for a workshop today!
